No. Leases are 12 months. However, while we are flexible upon lease renewal and a month-to-month option is available at the end of a lease, all leases begin with 12 months.
We have studio, 1, 2 & 3 bedroom units ranging in size from 480 sq. ft. to 1,720 sq. ft. in the main building located on River Ave.
Directly behind the main building is Scrap Yard West. While the first 3 floors of this building are dedicated to our commercial tenants, the top, 4th floor, is made up of 4 residential "penthouses". These units have upgraded appliances, fixtures & finishes, in-unit Whirlpool Duet front load washers & dryers, and range in size from 900 - 1400 sq. ft.
Monthly rents start at just $910.00 per month, including the monthly condo fee, up to $2,335.00 per month, including the monthly condo fee.
These monthly fees cover a wide variety of expenses required to maintain the property, including but not limited to, general maintenance and upkeep of shared indoor and outdoor spaces, lobbies, parking lots, brickwork, windows, and doors; common area utilities, common area cleaning, landscaping and lawn maintenance, snow removal, insurance; monitoring and upkeep of the security and fire suppression systems, etc.
Utilities are not included. Tenants are responsible for electricity (and gas in applicable units). Most units are all electric and billed directly to each tenant through the Holland Board of Public Works. Each tenant is also responsible for their cable and internet.
No. A unit cannot be held, or secured, for any reason, without a signed lease and security deposit, and cannot be held beyond the unit “move-in ready” date.

Scrap Yard West, located behind the main building, does have an elevator.
Yes, we have coinless WASH-connect smart laundry rooms on the first and second floors. Select units have a washer and ventless dryer hookup.
The four "penthouses" on the top floor of the rear building, Scrap Yard West, located at 148 River, come equipped with Duet Front Load washers & dryers.
Parking is located off street, behind the building. It is first come, first served and is for residents only.
Scrap Yard Lofts is a smoke free building. Smoking of any kind is strictly prohibited.
Although we love to be creative at Scrap Yard Lofts, tenants are not permitted to paint interior walls.
Dogs are welcome in main building only. *No cats or birds*

We do not have size or breed restrictions; however, we do have very strict pet rules that must be followed. Owners must be well trained and dogs must be socialized.
Annual pet fee $300.00, per pet + $25.00 pet rent, per month, per pet.
